Market Report – Emerald Coast of Florida
February 2012
If you have conversations with the real estate agents and brokers in the area, they will all tell you that our market is improving. B uyers are coming off of the sidelines and homes, condos and lots are selling fast. I spend a lot of my time in the field working with buyers in Destin, Sandestin, 30A, WaterColor and Rosemary Beach Florida and there are some very positive things happening in our market. In studying the statistics, I noticed few key factors.
- In January of 2011 there were 933 new listings and in January of 2012 there were 790 new listings.
- In January of 2011 there were 473 Pending Sales and in January of 2012 there 589 Pending sales.
- In January of 2011 there were 6,952 homes, townhouses and condos on the market and in January of 2012 there were 4,999 on the market.
- The inventory has been depleted by 28.1% and average sales price is only up by 1.2%
Many feel that it is a good time to buy because prices are still low and inventory is steadily shrinking.
